In the olden days, when I first became a Realtor, I didn’t believe you had to stage to sell. Now you do. Here are six reasons you should stage your home.

In the olden days, when I first became a Realtor, I didn’t believe you had to stage to sell. I thought home staging was a bit of a scam. “Sure it worked”, I thought, “but it wasn’t the be all and end all that it was reputed up to be”. A good deep cleaning, decluttering and depersonalizing would do just as well.

I don’t know if I was wrong or right back then. But times change and homebuyers now seem to expect more. Back then too, home staging was quite new and the data wasn’t in yet. Now we know. Now, in many cases, some level of home staging is essential to a quick sale at a great price. So your should stage and here’s why…

Six reasons you should stage your home

1. To soothe the buyer

Whereas a messy home agitates modern homebuyers, clean and well-organized homes do the opposite. They make your home into a comfortable, relaxing place. 

2. To get the seller moving

Moving is rough. Beside the emotional aspect of leaving a home that hopefully you loved, you have the inconvenience of packing and maybe finally getting rid of some of the stuff you’ve been collecting in your garage, condo locker or basement. 

3. To make the home seem larger

Although it is widely stated that kitchens and bathrooms sell houses, I always say that flat surfaces sell houses. Uncluttered floors, counters and walls sell houses. Your house will seem larger when you maximize your floorspace by removing some of your furniture. 

4. To give purpose

I like every room to have a purpose. I don’t like it when an office doubles as a guest room. It’s confusing. Staging help buyers quickly understand how they will live in the house.

5. To neutralize your personality 

Buyers get distracted by family photos on the walls. Buyer’s are interested in your Harley in the garage and your collection of Rush album covers. They become curious about who the sellers are. When you stage your home, it helps keep buyers focused on the home, not on the sellers. Staging helps buyers see themselves in your home.  

6. Stage to sell quick and for top dollar

Staging puts your home in its most marketable condition. If you are serious about getting top dollar for your home and selling in quickest time possible, then you will stage your home and put it at the top of its game.
