Kingsdale – an appreciating neighbourhood
I am fond of saying that the three most important things about good real estate are
- Schools and neighbourhood
- Shopping and amenities
- Transit and transportation
Schools and neighbourhood
The last house I listed and sold in the Kingsdale neighbourhood was a one-bedroom bungalow. It had started out as a three bedroom bungalow (of which there are many in the neighbourhood) but one room had been taken out for a gourmet kitchen. Another had been taken over to create a luxury bathroom. Naturally there are not a lot of buyers for one bedroom bungalows so it took a while to sell. It sold, which is always good. And during the process I got to meet a lot of the neighbours at the several open houses that I held. I really liked everyone who came to the open houses. It is a really friendly neighbourhood. The homes in the neighbourhood are mostly condo townhouses or small single family homes.
As for the schools, Rockway is the best private school in Kitchener. Also, like Shepard School in the East Ward, the other local schools will improve its the neighbourhood demographics change.
Shopping and amenities
Besides the Fairview Park Mall, along Fairway Road is everything from Thai restaurants, movie theatres, coffee shops to auto dealerships…everything.
Transit and transportation
I think this neighbour in under-valued due to the LRT. The Ion (phase 1) will terminate at the Fairview Park Mall. There is also a stop that will impact the neighbourhood at Blockline. Although Fairway Road gets pretty busy, there is easy access to Highway 8 and to the Conestorga Parkway.
