One of the best questions my broker asked me when I first became a real estate agent and was about to market my first listing was, “Where is your buyer coming from?” It’s basically the same as asking retailers, “What does your best customer look like?”
It got me thinking about how and where to market the property.
Over the years, when selling properties I discovered that the buyers often look like the sellers, perhaps an updated version of the sellers, but often they are very much alike.
It’s safe to say that at a certain stage of life a certain neighborhood and lifestyle will appeal to a certain type of person. The realtors job is to tailor the marketing to reach that person.

You will notice if you pay attention to how condos are marketed, the advertising is all about lifestyle. Buy this high-rise condo unit and you’ll always be downtown living a cosmopolitan life. You’ll enjoy nightlife, galleries and coffee shops. With new home construction, the advertising is about the comfort of the home, entertaining at home and about safe and convenient neighborhoods.
